Off-Campus Housing Guide: Best Neighborhoods Near UCSB

Isla Vista (IV) is where the vast majority of UCSB students live off campus. It's a small, densely packed community right next to campus — almost entirely student-occupied. Del Playa Drive, the street that runs along the bluffs above the ocean, is the most iconic address. IV has a strong community feel, lots of social activity, and is extremely walkable and bikeable.

Goleta is directly east of campus and IV and tends to attract grad students and upperclassmen looking for a quieter environment. Rent can be more variable here — you'll find everything from affordable apartment complexes to newer, pricier units near the Goleta shopping corridor.

Downtown Santa Barbara is about 10 miles from campus and is less common for undergrads due to the commute. However, graduate students and those with cars sometimes choose it for the higher quality of life and access to State Street restaurants and nightlife.

Life in Isla Vista is unlike anywhere else — the entire community is built around students. Most people bike or walk everywhere. The beach is steps away from most apartments. Weekends have a well-known social scene, and weekdays settle into a routine of classes, studying at the library, and evenings in IV.

The UCSB campus has its own lagoon, and students regularly use the surrounding beaches for surfing, volleyball, and studying outdoors. The Pardall Road corridor in IV has the main shops, food spots, and services students need day-to-day.

  • Pardall Road — IV's main commercial strip for food, coffee, and everyday essentials.

  • State Street, Santa Barbara — about 10 miles away, worth the trip for a proper night out or weekend errand run.
