The College Area (roughly bounded by I-8, College Avenue, and El Cajon Blvd) is the primary zone for SDSU student housing — high density, lots of options, and walkable or bikeable to campus. Allied Gardens, just north of campus, offers more single-family homes and quieter streets at slightly lower rents. Talmadge is a well-kept residential neighborhood east of campus popular with grad students who want calm surroundings and easy surface street access. Mission Valley, 2–3 miles west, has large apartment complexes with amenities and MTS trolley access for a car-free commute via the Blue Line.

Shared rooms in the College Area run $1,000–$1,400/month. Studios start around $1,500. Allied Gardens and Talmadge are typically $100–$200 less per unit. Mission Valley complexes often package utilities and parking, making the all-in monthly cost competitive with College Area apartments. San Diego State University student housing demand is highest in spring — if you're looking for fall, start in February.
