University of Nevada Las Vegas Student Housing: Paradise and Beyond

What to Know Before Signing in Las Vegas

University of Nevada Las Vegas student housing is an interesting market: UNLV sits in the middle of one of the most active rental cities in the country, which means high inventory and intense competition for good units near campus. The Paradise neighborhood surrounding UNLV gives students walkable access to campus while keeping them close to everything Las Vegas has to offer.

Where UNLV Students Live Off Campus

Paradise is the unincorporated community that surrounds UNLV — technically not Las Vegas proper, but functionally the heart of University of Nevada Las Vegas student housing. Apartments along Maryland Parkway, Flamingo Road, and Swenson Street put you minutes from campus. Spring Valley, to the west, has newer complexes with amenities at comparable prices. Henderson, southeast of campus, is a quieter option with more family-oriented neighborhoods and lower base rents — but requires a car or bus for the 20-minute commute.

Rent Ranges Near UNLV

Shared rooms near UNLV run $900–$1,300/month. Studios in Paradise start around $1,300–$1,600. Las Vegas benefits from a large rental supply, which keeps prices more stable than in coastal markets — but demand near UNLV stays high due to the compact campus footprint and limited on-campus housing. Most leases are 12 months; short-term and month-to-month options are more available here than in most college towns.
