UT Dallas rentals in Richardson: current listings and lease dates

They range from a sublease under $900 a month to a large furnished house for a group. Lease dates vary a lot, so pay as much attention to the timing line as you do to the rent.

Begin your search at Off-Campus Universe, where you can browse current listings near Richardson.

Estate on Frankford – Private Room is the most budget-friendly place on this list at $837/month. It's listed as a one-bedroom, one-bath apartment, unfurnished, and offered as a Sub Lease with timing of Now - Jul 28, 2027. It's marked as open now and listed as 5 to 10 minutes by car from campus. The title mentions a private room, so ask the lister whether you'd have the whole unit or a room in a shared one, and what the rent covers.

Deep Ellum – 2 Furnished Rooms is a furnished two-bedroom, one-bath house at $1,200/month. The lease type reads 6 or 12 months and the timing says Available now. It's listed as more than 15 minutes by car from campus, which is the longest drive in this group, so think about your daily schedule before you commit. The choice between six and twelve months is handy if you're not sure how long you'll stay.

UTD Retreat • Richardson • Dallas is a furnished three-bedroom, two-bath duplex at $4,200/month, offered on a Biannual lease (6 months). It's listed as under 5 minutes by car from campus, the closest of the five. The timing is listed only as 2026, so ask the lister for an exact start date and whether the six-month term can be renewed.

Dallas Retreat | Near UTD is a furnished three-bedroom, two-bath house, also at $4,200/month on a Biannual lease (6 months). It's listed as 5 to 10 minutes by car from campus, and its timing is listed as 2026. With the same rent and layout as the duplex above, the main trade-off is property type and a slightly longer drive, so compare the photos and ask both listers the same questions.

Spacious 5BR Home | 9 Beds is the largest place here: a furnished five-bedroom, two-bath house at $5,500/month on a Biannual lease (6 months). It's listed as more than 10 minutes by car from campus, with timing listed as 2026. The title mentions nine beds, so if you're organizing a bigger group, ask how the bedrooms are arranged and how the lister expects rent and the lease to be handled between housemates.

Short leases, furnished homes and what to compare

Four of these five places come furnished, and three run on six-month leases. That combination can work well if you're arriving for spring, finishing a degree in one more term, or simply want to try an area before committing to a full year. Furniture also cuts down on the upfront cost of moving in, which helps if you're coming from out of state.

Shorter leases can come with trade-offs, though. Ask whether the monthly rent changes if you renew, whether there's a fee for ending early, and what notice the lister expects before your term finishes. Get the answers in writing so there's no confusion later.

The prices here are the listed monthly rent for each place. For the larger houses, work out what the total would mean for everyone in your group, and agree on how you'll split it, before you apply.

UT Dallas rentals in Richardson: planning for spring and next fall

UT Dallas rentals in Richardson are worth checking now if you need a place for January. Several listings above are already open or show flexible start dates, and subleases in particular tend to be posted by people who want a replacement lined up soon. If your start date is fixed, mention it in your first message so the lister can tell you right away whether it works.

If you're planning for next fall instead, use this season to get a feel for what's out there. Note the price ranges, the property types and the drive times listed for places you like, and set a realistic budget before the bigger wave of fall listings appears.

Drive time deserves real thought. One of these is listed as under 5 minutes by car from campus, two are listed as 5 to 10 minutes by car, one as more than 10 minutes by car and one as more than 15 minutes by car. A longer drive can be a fair trade for more space or a lower rent, but ask about parking at the property and check the route at the time of day you'd usually be heading to class.

Finally, read the lease type and the timing line together. A listing that says 2026 or Available now leaves room for interpretation, so ask for exact move-in and move-out dates. With a sublease, also ask whether the original landlord has approved the arrangement and who holds your deposit.

Keep a running list as you message listers: rent, lease type, dates, furnished or not, the listed drive time and anything they tell you about utilities or fees. When you're comparing a sublease, a six-month furnished house and a flexible-term rental side by side, it's easy to lose track, and a simple table helps you and any housemates make the call quickly and fairly. Respond promptly when a lister replies, and keep your questions clear and specific so you get useful answers the first time.

Questions worth asking every lister

  • What exactly does the rent include, which utilities are separate, and are there any monthly fees on top?

  • What are the exact start and end dates, and can the lease be renewed or shortened if your plans change?

  • For a sublease or a shared house, who signs the lease, who holds the deposit, and how are repairs handled?

  • Can you tour the property in person or by video, and is the furniture shown in the photos included?
