The Barracks Texas A&M sublease: the most-posted handoff in College Station

If you are looking for The Barracks Texas A&M sublease options, or trying to hand one off, you are in busy company in College Station. Among the property names students used in local housing posts this month, Barracks came up more often than any other. This guide covers what students posted about The Barracks, the live Off-Campus Universe listings that name it, and what to check before you take over someone's lease. You can compare everything with the full set of off-campus listings near College Station.

Our sources are deliberately narrow: what students wrote in College Station housing groups between October 5 and 12, 2026, the fields on live Off-Campus Universe listings, and basic geography. Student quotes and listing prices are different kinds of numbers, so we keep them apart and never combine them. Where we do not have a figure, we say so.

Begin your search at Off-Campus Universe, where you can browse current listings near College Station.

Right now you can check out real listings near College Station, including 4x4 in Barracks at $675/month, The Harbor at The Barracks at $750/month, Spring 2027 Sublease Private Bed & Bath at $720/month, Redpoint at $790/month, and The Otto at Northgate at $1,050/month. What College Station students posted about housing this month

Across the student posts in local College Station housing groups from October 5 to 12, 2026, 78 posts were analyzed, and the median rent people quoted was $755 per person. That is the students' own figure from their own posts. It is not Off-Campus Universe listing data and not a market rate, so treat it as a sense of what peers are asking rather than a price you should expect.

Those posts lean toward handoffs. About 54% involved a sublease or lease takeover, 47% were tied to a specific term such as spring, fall or a single semester, 42% mentioned furnished units, 42% were roommate searches, 33% mentioned a private room or private bath, and 23% mentioned pets. Townhouses were the layout students named most (15 mentions), followed by 3b3b (10), 3 bedroom (9), 2b2b and 1 bedroom (8 each), 4x4 and 2 bedroom (7 each) and 5x5 (6).

Among the local names students used, Barracks came up 13 times, ahead of Cove (7), Heights (6), Blinn (6), Bryan (5), Skye (5) and Avery (5). College Station borders the city of Bryan, and Northgate is the district just north of the Texas A&M campus, and both names appear in this market: Bryan in the student posts and Northgate in listing titles such as The Otto at Northgate. When you compare places, use each listing's Distance by Car field as the stated figure rather than a neighborhood name.

The Barracks Texas A&M sublease: what students posted and what is listed

Here is what we hold on The Barracks Texas A&M sublease market, and nothing beyond it. Fifteen student Facebook posts in our scrape mentioned The Barracks this month. The rents quoted in them were $680, $700, $715, $750, $764, $800 and $850. Students described layouts as "2x2", "3x3", "4x4" and "5x5", and used the words "townhome" and "townhomes". The amenities named in those posts were a washer, a dryer, furnished units, a garage, a gym, parking and pet friendly. These are students describing their own units. They are not a statement from the property and not a guarantee for any unit you look at.

Two live Off-Campus Universe listings name The Barracks in their titles. 4x4 in Barracks is priced at $675/month and is listed as an unfurnished townhouse, rent by room, with a private room, on a year lease. Its lease timing field reads June to August 2026, so ask the lister which dates are actually open now. Its title says 4x4 while its listing fields show 3 beds and 3 baths, so ask the lister to confirm the layout too. The Harbor at The Barracks is a furnished 1 bed, 1 bath unit at $750/month on a year lease, with timing listed as August to July 2027 and a Distance by Car of more than 10 minutes.

We do not have The Barracks' current asking rents, floor plan list, lease terms or availability from the property itself, and we are not going to estimate them. If you need those, ask the leasing office directly and get the answer in writing. Then compare it with the student quotes above and the live listings in this post, keeping in mind that student quotes and listing prices may not describe the same kind of unit.

Tips for taking over a lease in College Station

  • Ask whether the price is per room or for the whole unit. With 3x3, 4x4 and 5x5 layouts a listing may be priced per room, and a per-room price can look very different from a whole-unit price. Get the answer in writing, along with whether utilities are included.

  • Ask about the roommates. Roommate searches were 42% of the student posts we looked at, so a takeover may come with people already living in the unit. Ask how many rooms are occupied, how shared costs are split and what the house rules are before you agree.

  • Confirm the approval process, the fee and the dates. Many properties need to approve a lease transfer, and some charge a fee for it. Ask who pays that fee, which day you get keys, when the lease ends, and who holds the security deposit.

  • If you have a pet or a car, ask before you apply. Pets came up in 23% of the student posts, and students named garages and parking when describing Barracks units. Ask whether your specific unit allows a pet, what it costs, and whether parking comes with the lease or is paid separately.
