If you are looking up The Hayward UO Eugene apartments, you probably want two things: what it costs and what you get. This post answers the first part with the only rents we can stand behind, the ones on our own live listings for The Hayward, and it is upfront about what we cannot tell you. Every current listing for students in Eugene, including the ones below, is on our Eugene off-campus listings page, so you can check anything here against the source.

The Hayward UO Eugene apartments: rents from our own listings

Here is the short version of what we hold. Our listing data counts four live listings for The Hayward, priced at $635, $725, $750 and $765. All four are one-bedroom, one-bathroom listings and all four are furnished. Three of them are linked below. Separately, in three Facebook posts that mentioned The Hayward, students quoted a rent of $795, used the term “4x4”, and named these amenities: dryer, fitness, furnished, garage, hot tub, parking, pool and washer. Those are student posts, not listing details, and we have not confirmed any of them.

Right now you can check out these listings: The Hayward at $725/month, The Hayward Student Living at $765/month, Hayward student living $750/mo relet at $750/month, Arena District at $850/month, and Cute Studio Apartment at 16th and Ferry at $995/month.

What Our Eugene Listings Show

The three linked Hayward listings are close together on price. The Hayward is a furnished one-bedroom, one-bathroom listing at $725/month on a year lease (12 months), with a lease timing of Sept 2026 - Aug 2027 and a Distance by Car of five to ten minutes. The Hayward Student Living is also furnished, one bedroom and one bathroom, at $765/month on a year lease, with a timing of September-August and a Distance by Car of under five minutes. Hayward student living $750/mo relet is a furnished one-bedroom, one-bathroom apartment at $750/month on a year lease, with a timing of 09/23/26 to 08/31/27 and a Distance by Car of five to ten minutes.

So the three listings you can click through to span $725 to $765, a $40 spread, with the same bed and bath count and the same furnished status. The differences that are left are the dates and the Distance by Car band, and those are worth more of your attention than the price gap. A lease that starts on 09/23/26 is a different proposition from one that runs September to August, especially if you need to move in earlier than that.

The other two listings are there for contrast. Arena District is a furnished four-bedroom, two-bathroom listing at $850/month on a year lease, with a timing of Sept 2026-Aug 2027 and a Distance by Car of under five minutes. Cute Studio Apartment at 16th and Ferry is listed at $995/month, unfurnished, with a Distance by Car of under five minutes and a timing of August to Jan+. Neither is a Hayward listing. They are here so you can see how a larger unit and a smaller unfurnished one are priced on the same site, and so you have more than one building to weigh.

A note on Distance by Car: our listings use that field rather than walk times, and it comes in bands such as under five minutes and five to ten minutes. It is a rough guide only. If you plan to walk, bike or take the bus, map the trip yourself at the time you would actually be heading to class.

The Hayward UO Eugene Apartments: Listing Rents Versus Student Posts

When you research The Hayward UO Eugene apartments, you will run into two very different kinds of information, and it helps to keep them apart. The first is our listings: four live listings at $635, $725, $750 and $765, each one bedroom and one bathroom, each furnished. Those are the prices people have put on actual offers on our site. The second is what students wrote in three Facebook posts: one rent quoted at $795, a mention of a “4x4”, and a list of amenities. That is useful as a list of questions to ask, but it is not a description of any particular unit, and it should not be read as a market rate or compared line by line with the listing prices.

The “4x4” mention is worth following up. In student housing, that shorthand usually refers to a four-bedroom, four-bathroom layout, while all four of our Hayward listings show one bedroom and one bathroom. That does not mean anything is wrong. It means you should ask each lister a direct question: is this listing a whole apartment, or a private bedroom and bathroom inside a larger shared unit? The answer changes how you compare it with everything else you are looking at.

The same goes for the amenities students named. Dryer, fitness, furnished, garage, hot tub, parking, pool and washer came from student posts, and only “furnished” is backed by our listing data. If any of the others matter to you, ask the lister whether they apply to the specific unit, whether they cost extra, and whether parking or garage access is included in the monthly price or charged separately.

Finally, the lease details. One of the linked Hayward listings has “relet” in its title, a word often used when someone is handing on a lease they already signed. If that is the case for any listing you are considering, ask for a copy of the original lease, ask whether the property manager has to approve the transfer, and ask how the security deposit is handled when the lease changes hands.

Tips for Comparing Eugene Listings Before You Sign

  • Ask whether a one-bedroom listing is a whole apartment or a private room inside a larger shared unit, and get the answer in writing before you compare prices.

  • Treat amenities mentioned in student posts as questions to ask, not facts. Confirm with the lister which ones apply to the unit and whether any carry an extra fee.

  • For relets and lease takeovers, ask to see the original lease, confirm whether the landlord or property manager must approve the transfer, and find out who holds the deposit.

  • Line up lease start and end dates against your academic calendar so you are not paying for two places at once or left without housing between leases.
